Last time i went to Philly was for the 2012 Flower festival, and I was surprised that amid a fairly important event, the area was empty, with the exception of the Amish Market. 

North of town, west of I-5: 95219 Brookside (high end gated communities; Mello Roos school taxes - so high taxes; Lincoln School District; some peat dirt problems on streets; don't know about foundations); Spanos Park West (some gated; lots of huge houses; basically built for commuters just west of I-5; Lodi School District) North of town, east of I-5: 95209 Spanos Park East, Colonial Heights (most Lodi Unified Schools; though small pocket of Lincoln Unified) North of town, east of I-5: 95207 Parkwoods and Lincoln Village (Lincoln Unified Schools; was considered best family area due to Lincoln Schools, but lots of flat tops and built since the 1950s so electrical can be kind of minimal - 1 outlet in kitchen instead of enough to use multiple appliances); lot of remodeling in this area.

Also if you are not careful in his group you may shave your head and spend your days at the airport handing out flowers.   

.- Install flower beds to left and right of steppers.- Repair wood rot as necessary, specifically seen in the soffit.- Repair / replace soffit screening as necessary.- Seed lawn as necessary, especially after tree removal.- Repair as necessary the water tank shelter on left side of house.- Remove awning from back left corner of house.- Remove rear fence.- Repair rear porch as necessary.- Paint front porch floor gray.INTERIOR:General:- Paint throughout, space gray, with high semi-gloss white trim.- Replace electrical outlets, switches, plates with new white.- Tile throughout (bathroom will get different tile.- Install new windows throughout (18), install new trim and replace rotted or damaged framing as necessary.- Install new white vent covers throughout.- Install (brushed nickel?)

Some items I understand you can purchase like a water heater but for lighting, cabinet hardware, faucets, flooring, switches, outlet covers, you can get online!

Irvington, some parts of College Ave and Meridian St (drive another a mile or so and it might be Class C)Class C: East side and west side of Indy with affordable home prices (Christian Park, Grace Tuxedo Park, Tuxedo Park, Little Flower, Emerson Heights).

For that reason, it probably makes sense for me to take it out. Let
