Most of the posts in this thread are by people that own a substantial amount of property and are successful at what they do, probably not as flashy (I don't know any of them IRL) as YT influencers, but they are where I want to get to.

Personally I tend to look for very established track records, low-profile (Not looking for the guru's or podcast types, flashy social media, etc.) - someone focused on the business.

Unless you are wanting something super flashy,  I'm thinking a payoff calculator could be fairly easy to build across several worksheets, just copying a new sheet whenever you add a new property. 

He's not a flashy guy but I think everyone appreciates seeing their company name or logo, especially if they aren't the type to take time out and order something like that for themselves. 

Not a flashy book, so you do have to stick to it in order to get through it.

Also, if your contractors are geared toward "retail", dealing direct with homeowners for additions, kitchens, baths, etc. they will usually be higher priced than those that are more oriented specifically to PM/LL's and less "flashy" finishes or bleeding edge products and materials.Good luck finding a quality PM in your short time remaining Stateside...and Mahalo for your service.Bugs...I hate bugs.

Get as much credit as you can with lines of credit has been my strategy since my first purchase, just requires serious discipline to not go buy the flashy car or boat while having that line of credit available to you.Cash availability and ability to close quickly puts you in the drivers seat in the negotiation process.
