Additionally, my rental was under renovation until April so I had a few months of vacancy which the underwriter counted against my income (rightfully so).Now I'm finishing up 2014 taxes and I want to ensure I display everything (of course legally) in a way that maximizes the amount a conventional underwriter can approve.Rental incomeI know I cannot use any net income from rental towards my qualifying income.. ie: If my gross income for the rental is 50k and the debt service/taxes/ins only cost 20..

Keep looking for lenders and JV partners, but I would concentrate on techniques that will be likely to happen.You won't want to hear this, I didn't when I was your age, but you sound quite young and by your own admission you're inexperienced....no crime there and I applaud the initiative you display.....but  I think hard money will be very tough for you.

I get the general idea of why a cash offer is better, it's quicker, more secure, probably won't fall through in escrow, can display POF.But other than that, if you are underwritten and already approved for a loan amount, what's the huge difference if the seller still is going to get the same amount of money in the end, say $2M from a cash offer versus $2M from a person borrowing.

The tenant never knew this was the case, but it was clearly an instruction to me that alternative actions would be required should the tenant(s) begin to display problematic behavior.On more than one occasion those particular subtenants asked "what happens if I just walk away" and my response was always "remember, you signed a personal guarantee" never adding anything more and then changing the subject.Thankfully, I never had to engage a significant default with those that evolved into problem tenants (other than really late rents) and was able to resolve any issues through continuous communication with the tenant.
