I'm with you on the focus, right now I'm just trying to figure out one piece of it right now which is the host/account ownership within the OTAs.

This doesn't come cheap--these folks were making high six to seven figures depending on volume.We focused on lending to professional real estate investors--so our customers were frequent repeat borrowers. 

I compile the list of only properties that can gross six figures plus and with prices under $800k.

Now, you need to figure out how to find deals and pay for them.

I'm all about finding problems to solutions and figuring out how to make something work rather than simply conceding that it cannot work.

Figure out which one works for you and your budget then be consistent 

Instead of having to source a rehabber house, figure out how to do rehab when they have zero experience at it. and then trying to find a HML to do the loan up front ( if thye dont have the cash) and a take out lender.  

My focus is on uncovering properties priced under $800K with the potential to gross six figures annually.

Now that you have that number figure out what your split with a broker will be the first year.
