With funnels, always start with the end goal and reverse engineer it - if you do it the other way around you'll most likely build a lot of fancy, unnecessary clutter, which we don't want.What kind of leads are you going after and what's your main objective?

Lets say you are waiting to get that cash flow flip in 5 years; a new roof, HVAC, routine upgrades and the other stuff I mentioned can leave you in the whole another 5 years once it collectively adds up.

It's a fancy way of breaking down your new property into parts and depreciating some of them faster.

Those should fall under routine maintenance.

Local realtors put out videos reacting to some of the horror stories landlords have lived through as well as recent law changes pertaining to the topic.Non-RE related... perhaps something that shows you in a more personal light... highlighting a restaurant you went to, a new workout routine or supplement you're trying, a book you're reading, hobbies/activities you engage in, etc.

On a related note, is it clear what would constitute a project/renovation vs. routine maintenance and is that spelled out in your agreement?
