If you want to grow aggressively then having the extra cash available to you today is more important.

They EASILY paid $30k extra to get seller financing with $150k down.

I can't imagine how much extra time is spent without having automation.

While many in the real estate community would frown on locking more equity into a deal then required for me it gave me extra breathing room if the market flipped and my cashflow on this property was $920 per month.

The pet fee or deposit for the move in of 2 cats (you did charge one, I hope) should have just about covered the extra anyway.

You can't charge extra pet rent or even a pet deposit because it's legally not considered a pet.
