A 7% interest rate and a 7.15 cap rate DOES NOT equal a 7 to 8% cash on cash return.With principal paydown for return on equity and total return then maybe if interest only or other type exotic loan.A lender is going to have certain DSCR ratios and with 15 basis points between debt and cap rate you aren't getting in with 25 to 30% down.I do not know who you are talking too.
