Not when I can build a home and 9 months later sell it and make 100k even after tax thats 60k and basically a double your COC so rentals at small deltas just dont really do it for us except tax breaks but I dont like to let the tax dog wag the tail.

Long term buy and hold RE in good locations is probably one of the lowest risk investment vehicles IMO, similar to blue chip aristocrat stocks except even less risky because even long-established companies can go out of business but real estate very, very rarely ever goes to zero. 

This is a complex question, that requires answers with exceptions, caveats, and explanations, but here are rough examples:A.

No one would buy a house there except for an investor.  

we did that except instead of renovating it we knocked the existing home down and built a new primary. right after we were completed we had $500k in equity as we acted as the GC on the project.
