My initial reaction was "hell no".Algorithms are usually poor estimators of actual value.  

If her goal is to provide some of the proceeds to her ex in good faith, she can simply sell the property, have a tax professional estimate the taxable gains.

Chances are you have someone with honor transparency and integrity on your hands and that is very rare.If the answer is no... well, if he lied to the homeowner, why would you think he would not lie to you?

Also, make sure to connect with local contractors to get estimates on your prospect properties.

You may recoup the money, but there's also a good chance you'll lose some.

Again i believe it is my best estimate of actual sustained maintenance/cap ex in my market.I did an estimate about 1,5 years ago on a emerald coast 3/2 condo with class a interior finishes and came up with $300 for just the interior (class a finishes cost more).  

See if they will give you an estimate of the assessment for the property.
