Odd jobs like replacing a basement window and blocking off entrances for pests to larger one off jobs like replacing kitchen cabinets etc?

It has a strong entrance facade, and separates the four units well.The prominent staircase obviously takes over the entire facade, but I don't think that's necessarily a bad thing...

It has a separate entrance as well.The dilemma I have is how to treat the utilities.

There's a separate upstairs unit with it's own entrance that will remain residential.

It has its own separate entrance, bathroom, and kitchen (minus a stove).

I’ve been thinking lately that maybe my best entrance into real estate is through getting my license and becoming an agent.

Maybe even put in some kind of arch / pergola to frame the entrance to the courtyard.

House hacking may still be an option depending on where you live, it just won't be as lucrative  there are many cities around the country where a single family home will have a granny flat in the form of an attached room with a separate entrance, a casita in the backyard or even a basement apartment. 

We probably need to change the locks to the entrance door and let us assume that the tenants are hostile. 

The main entrance has an office, multi purpose room, bathroom and coin-op laundry room.
