To answer the scheduling question, here is the graphic I use in the BiggerPockets flipping book to indicate the order of scheduling for a typical renovation project -- the book goes into a lot of detail on the scope of each task, the dependencies between them and the completion time frames you should expect, but this should give you an idea of the task order (click to ENLARGE):

If the walls are masonry,  I would look to either tear out the old, rotted floor joists and install new ones I the existing pockets,  or if you want to sister the joists,  chip out the brick to enlarge the pockets to accommodate the sister joists.Or is that a rotten oak log the joists are notched into?

FYI it actually had two bedrooms crammed into the space, we demo'd one of them to enlarge the living area, enlarged the bathroom and are putting in a new garden door and covered patio off the living room.Kitchen is about about 9 x 12, L-shaped with peninsula.
