I am probably going to join the course by Kai Andrews, it seems like it is in line with what I want tk do which is replace my work income w actuve real estate investing and then scale to 20 m's.Thats all for now, been a slow summer hope everyone is enjoying it🙂 you should look at larger deals than one single family. 12 months ago I was targeting single family home builds and designs and at this point I'm entitling and putting together 400k+ sq ft mixed use buildings worth more than 100 million.

Also the Adelson family of Las Vegas Sands fame have purchased a couple of big parcels with hopes to build a giant casino/convention resort perhaps anchored by the arena for the Mavericks for which they also just purchased majority ownership from Mark Cuban. 

One of the 2 things will happen after you try that for 2 or 3 years:  you are really good and make a lot of money and have a track record to attract other property owners to do arbitrage with you (that's what happened between us and the guy we are about to sign a contract with), or you are not very good or you don't really enjoy doing it, so you either sell the property or let other people manage them. 

I listened to the podcast along with my Renatus education and I do think the podcast helped me A LOT but I do enjoy the commissions And that's just another piece of my "puzzle" now.

The local casino just replaced free charging with 50c/kwh (4-10x the home price.) when they figured out people were just leaving their car there to charge while they went home.

I'll be honest with you all, sometimes I dream of selling it all and just having 2-5 paid-off houses, enjoying the extra monthly cashflow and just enjoying life.Maybe one day I'll act on that dream and deleverage the way Dave teaches.

Not a goal that'll be soon but would like to gift them a home that they can live in and enjoy.

Solid 2-4 unit properties are so scarce in these areas (~21 sales in last 12 mo between the 2), the market simply doesn't allow a buyer with a low downpayment to enjoy any "income" out of the gate.
