If you want to grow, then scaling within control is good.

Based on what you wrote, it sounds like your project partner lost control and got pushed over by the contractors.

It's an awesome way to jump into RE yes its scary at first but as long as you have a criteria going in it eases some of the emotions during the process my biggest thing was lower my cost or keeping it the same.

Also control the thermostats so the tenants don't jack up the heat in the winter giving you a massive bill.
