Diversification is the key!

@Jimmy Domer, when you're contemplating a diversification exchange (going from 1 to multiple properties) you are creating several opportunities for yourself. 

That allowed me to wet my toes and got me some diversification and education.

This is a riskier investment than the other two I mentioned, but with a fund that covers a broad swath of the market the risk is reduced through diversification. 

Second, rather than putting all of your entire nest egg into a single property, where you would be exposed to significant single property risk from lack of diversification, you can spread your money over many properties, with minimums for accredited offerings typically around $5000 to $10,000.

Are you investing in syndications for cash flow, appreciation, tax sheltering, diversification, etc.? 

The investment advisor or a good CPA advises diversification is the key.

Each eREIT invests in multiple properties, so you get a degree of diversification even at the minimum amount.

There are many attractions and fun things to do and over the last 2 decades, the diversification of jobs has gotten much better. 

I use both for diversification and the offerings tend to be a little different.
