There is no "secret" that the big boys are doing necessarily, just incremental pieces of information, relationships, and knowledge that have been built up over time at scale. 

If it’s empty, consider staging it with a few key pieces of furniture.

My 2 pieces of advice are: 1.call Proper insurance, they specialize in short term rental insurance, 2.

My last piece of advice....take it or leave it....being a landlord with your friend is a very different experience than just living with them in a rental.

Maybe if i was 65 and wanted to get away and retire but still meet people, but I viewed it also as not sellable and as you mentioned at this time someone could have bought a piece of land for $50k or less and dropped tiny homes on it and saved 50%.

One piece of advice I took from Brandon Turner is do one thing each day to move the needle forward. 

Leave credit cards at home in the freezer in a bag filled with water that has frozen over....lolAmazes me how many people fall for these types of programs.When I buy NNN properties either my buyers wanting to own direct and I find the property or whether they are accredited LP investor on my syndication deals they learn with me while they INVEST CAPITAL to own fully themselves or a piece of the deal. 

Offer the design team a piece of the equity OR pay a premium as incentive to keep to an established timeline (that is within their control).
