All institutional lenders, DSCR, conventional and government send out disclosures that are very clear regarding the length of time and the percentages of the prepayment penalties. 

I have a lease that I will be using but I am wondering  what disclosures and amendments I need to include (the condo is in California if that makes a difference). 

Disclosures: this post is an anecdote about a Raleigh NC property for illustration purposes; the numbers presented are actual numbers from my Quickbooks report; the Rent-O-Meter price, T-Bill rates (in the links), taxes, insurance, and PM fees will change over time. 

The original lease has addendums (several pages) for Lead Poisoning Prevention Act and Disclosure of Info on Lead-Based Paint and Hazards. 

If you intend to assign the contract and you're tying up a seller and possibly forcing them into foreclosure in the event you can't assign said contract, that's unethical and potentially illegal if your contract is not drafted properly (proper disclosures regarding your intent).

This disclosure requirement applies on or after July 1, 2024.

I explained how that was not true by state law and provided them with a blank seller's disclosure form they could use.

Ask your lender for a rate lock disclosure to confirm if its locked. 

Hey I'm located just under an hour south of Sac but I currently have a few listings in the area, full disclosure I'm not a lender, but from what I understand you could still qualify for 3-4 units even with Interest rates at high 6's - low 7's.
