If you intend to assign the contract and you're tying up a seller and possibly forcing them into foreclosure in the event you can't assign said contract, that's unethical and potentially illegal if your contract is not drafted properly (proper disclosures regarding your intent).

Hey I'm located just under an hour south of Sac but I currently have a few listings in the area, full disclosure I'm not a lender, but from what I understand you could still qualify for 3-4 units even with Interest rates at high 6's - low 7's.

@Michael LindeYou will need to get educated on it - start by going over to the tax lien and mortgage note forum here on BP and watch some videos on YouTube.Full disclosure - unless you have a few hundred grand to invest notes probably not what you’re gonna be looking for.
