Maybe not but I suspect he is not at my level well over 3000 fundings in 17 states of this exact type of home.. but its good you doing your due diligence and getting both sides of the coin.

Also, it often helps to connect with a local agent/do extensive due diligence on renovated/new construction properties to see what the property may sell for or appraise for (if doing BRRRR method) as that can impact the price you should pay.

What is far more interesting is not the dumb greedy investors that refuse to do an ounce of due diligence before investing and then act shockedĀ but rather the scores of sycophantic, mindless automaton like investors in these reviews who give them 5 stars and say it's the best investment they have ever made in real estate, interspersed with RADD apologizing to 2/3rds of the reviewers for halting distributions and redemptions, which in one review they even hilariously claim that "halting redemptions is common practice in real estate."
