Any investor or developer buy raw land lot (zoning code G) and go through the process with the city to convert to commercial use?

#universitycity is an amazing area located in #charlotte with ample developments, entertainment, dining, and other things to do!

In most of Raleigh city limits specifically, the lack of room to build new construction developments has stirred the folks in zoning.

It's a little remote, however, the community seems to be new and growing and there are other houses and developments going up near by.

A Surge in SupplyCharlotte’s rental market saw a notable influx of new units in late 2024, with several large developments hitting the market simultaneously.

These initiatives exist in both Italy and Spain but are not meant to compete with developed areas like the Costa del Sol.That said, it’s important to note that I know the Costa del Sol very well, as my parents are from the region.

I can also see the ends of the Commuter Rail lines being good too...like Haverhill for instance  The Salem/Beverly area is great and pretty pro-development/housing from what I'm hearing.
