I guess the only thing giving me hesitation is that it looks like housing prices are at all time highs even after adjusting for inflation:https://fred.stlouisfed.org/se...Housing affordability is worse today than it was at the bubble peak in 2006 if you believe Case Shiller data. 

What I see a lot of people do is overthink it and then either stop in their tracks, or wait for years to get started due to the overwhelming data that they get on what they want to do.

I've seen the data and you can make at least 15% ROI, but it does require work. 

Tip #1 - no such thing as one perfect market There is lots of data on Bigger Pockets and MTR experts that have released rankings of top cities for next year, but remember it's not just about the purchase-- it's also about the operation.

There was a lot of data in your first post about brands, and the like and things got off the rails.So, as I see it, you would be selling a business.

I'm one of the landlords that mostly uses the credit/criminal checks as a data point to see if they were honest with me prior more than anything.

That they wanted "Cheap" buys, not intelligent buy's, not data driven buys, not future casting buys, just "cheap".
