( it aint as easy as it looks) I have seen Mr Wises videos and pictures , I would like to see how many landlords would roll up their sleeves and clean up those houses , go knock on the door and hand a 3 day pay or quit , or even walk thru the neighbor hood in the dark ( maybe even the day ) .

A single property going dark can have a huge negative effect on a smaller portfolio.

If you are here you need to have an ID, pay taxes, and many other things - forcing people to live in the shadows makes them susceptible to being exploited or engage in criminal activities just to survive.Other countries have much better systems (also not perfect).In Austria for example you need to get a Meldezettel (certificate of registration) from the municipality where you live.

And I would agree with you about walking in daylight but I don't think I'd walk in the dark to those hospitals unless it has changed a huge amount in the last couple years or you are say across the street from one.

Your goal is learning, so be sure they allow you to be apart of the deal and "shadow" them and coach you along the way.

I am wondering where I should look in regards to shadowing a current investor near the PA and DE borderline so I am able to get some inside experience, and even further expand my knowledge.

most people want to sit in the dark and look on Zillow and call that 'investing.' it's not.

I suggest SW 7015 (Repose Gray) vs. the dark color you chose. 

I'd avoid dark colours because chips will show more easily.
