I've been a daily user on Bigger Pockets for about 12 or so years.

I've checked daily for the last year or two and its slim pickings over here!

@Mark Ross  don't include heat in rent on an ongoing basis. 

With 65 units under management it is a no brainer as the amount of time to price each unit daily would be a full time job. 

Even though, real estate investments are not uniform in different markets and asset classes, just on the 16-17 year cycle basis and if you primarily rely on appreciation, this may be the perfect time to buy!

The math is obvious but there's a natural tendency to go for properties you can obtain at a lower basis.

Sometimes looking at properties solely on the basis of current cash flow can be short sighted.

Ultimately the purpose here is to enjoy and be happy with your days, if you own everything you need daily, you don't "need" 500k a year.
