But wanted to look at where our customers are at.

So, you have to understand your customer as well as part of learning your market. 

According to the fact pattern the seller can provide clear title… but the buyer’s lender won’t accept the proposed resolution.

They get paid to do it, and you could be the next customer. 

However I have great units and we provide excellent customer service so I generally have little turnover.

They want to be paid 5 figures or more but can’t be bothered to learn more than their customer. 

Find one that does not have a high-priced long-term monthly contract, flexible pricing, and excellent customer service.

And NEVER put a property in an S Corp.It's like getting in the weeds and creating LLCs to start a business...just go get a customer to pay you money to do something and figure the rest out as you go.
