What you're asking is the same thing as if you wanted to buy a car, and asked "how much should I save for a deposit on a new car"....and, saying "10 units, all 2 bed/1 bath, etc..." doesn't make it any easier than saying, "SUV, sunroof, big engine, black exterior, charcoal interior, leather, nice stereo, power seats, seat heaters, etc...".The only way of knowing is to find a property or two that might interest you, then find out how much they cost. 

The process did take a long time, though, and in hind sight I should have used rubber gloves rather than leather that got saturated and uncomfortable.

(BP wasn't around in 2010 when i started this project development.So maybe i can save you a few $1000aome shoe leather and the time of meeting with market study people, zoning consultants and re commercial brokers. ).

(In case you're curious, in two hours we scored a new volleyball, several phone cases, a two-person inner-tube, cheap jewelry, two boogie boards, and a very nice leather couch missing one leg.

Thank God it has leather seats!

Leather gloves and proper work boots will also save you much grief and potential infections.
