I've seen situations where they skim the cream properties for themselves and then try to wholesale the properties that are inferior and that they don't want to fix themselves, either because there is a potential low return or the property needs tons of costly repairs, or are in a bad neighborhood.

In other words the cream always rises to the top, brains and ability gets rewarded.In even further other words - taking all real estate investors as a whole their average return rate would be lower than some of the individuals that make up that whole.

Somtimes I feel like a mouse in a maze, running full speed --hiting a wall, finding a opening --running full speed hiting a wall----etc:: I can smell the cheese ahead!!
