Homeowners who sell their primary residence must pay taxes on profits exceeding $250,000 (or $500,000 for married couples).

You will want to interview at least a couple of realtors and determine what resources they have available for you in several arenas (lenders, contractors, more). 

I have a couple of single family homes in Cincinnati, but most of my portfolio is in Columbus.

I was a Moderator for a couple of those years as well. 

I had one give me a $1795 on one property and another one give me $1600 on the same size house just a couple blocks away.

I rent to one couple or small family for the full rental period - no less than 2 months and no more than 3 months.
