A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly. 

I honestly would be here all day about Pros.CONS:Not every single state has dozens of contacts at your access but majority of states do.I wish i would've started when i was 18.NOW THE BIG QUESTION IS IT WORTH IT? 

Unfortunately, some realtors don't respond to their phones, some HOAs have outdated contact numbers, and some CC&R documents are not up to date.

In the last 18 months various states have instituted new rules, regulations or laws related to (1) need for licensure to wholesale (2) restrictions on marketing of a property in which you do not have ownership and (3) disclosure requirements when dealing with a homeowner that makes it clear to the homeowner that the contact signed with the wholesaler is not a definitive “sales” contract, therefore making it less likely home owners will sign4.

Thus, they will contact every owner they can that has a rental being advertised, hoping the owner is tired and just wants to dump a headache of a property for 60-70% of market value.

:I had a consultation with Andersons a month ago... his youtube videos are great and a lot of good information... but they have packages... and are VERY VERY expensive... for the same setup as other companies for a lot less.I contacted Royal Legal Solutions as well... packages as well and expensive.I also contacted the Small Business office in Kansas and a couple of local lawyers.So far Mark J K has been the best consultation and fees as very down to earth... but will confirm tomorrow :)
