Also we are building semi custom with very good subs so its not like the cheapo starter build to rent homes that are slapped together our houses are in great shape day one.. but there is always some cosmetics or something does not work right and OEM fix's it or the sub fix's it.. no big deal.

To be honest, @Luka Jozic (from the thread you linked) doesn't seem to be in terrible shape in my opinion, despite the discouraging comments he received.

Increasing rooms is often a good way to make money if you don't make them too small or oddly shaped.

She was asking for $20,000 but due to the horrible shape of the home I offered $12,000 and she accepted.

Next I think I'll read Brandon Turner's "The Book on Rental Property Investing" as that seems like what I'm drawn to initially.Beyond that, I'm focusing on:-Scanning/reading any posts that catch my fancy-Keeping an ongoing notebook of things I want to dive into further-Reaching out/making local connections (KC area)-Discovering if there are any clubs/meet-ups/groups I should joinI think with that, my path will start to take shape.

Since you were smart to house hack a 4, I would see what you can get for a 2 in good shape, not a BRRRR or rehab (too much work when you are new).
