A buyer with a great agent might cause you to second guess certain things once you're in escrow, and ultimately concede things you might be convinced you need to.

Real estate is local, but in my area we're seeing homes stay on the market much longer, sellers willing to negotiate and concede things, and a slight decrease in home values.Also keep in mind a few years ago when all an agent needed to do was list a property to get a bidding war going every agent looked like an experienced pro.

How about this: I'll concede, if I could find a Heloc with a lower rate than my primary mortgage, say at least 50 basis points, I'd use the velocity in a heartbeat.
