Your best path is to work through your contingencies, provide loan commitment asap and then ask the seller.

If you don't have the additional mental bandwidth, can't deal with stress in healthful way or do not have much time to commit atleast 14 months of focus then do not build.

But I'll give you the benefit of the doubt and chalk the shortsightedness of your analogy up to overly simplistic reasoning.It goes without saying that one doesn't care at all whether the experience of ordering pizza is a pleasant one, but the same cannot be said about purchasing property, spending $50-$100k, making a serious investment or commitment to a years-long project, etc.

It's important to choose that one and commit to using it.

They basically are requesting private lending for their rehabs, say 35k, with a promise of a 60% roi in ~50 days with a committed buyer the ARV.

We don't charge any  up-front fees for this and it shouldn't be necessary, but do watch out for the upfront non-refundable "commitment fee" or "engagement fee."

I had to pay them a $4,500 "commitment fee".
