As a wholesaler in Phoenix we have combated this by offering "real" deals to our buyers.

All molds create toxins - to combat other molds that might "invade their turf."

Technology and regulations are trying to combat them. 

I'd drop some combat roach gel down the holes and cover them with a bit of thin wood paneling.

Hopefully, there are others in this same situation that can benefit from this thread.Here’s some background information on why I’m asking.I’ve been in the military for 11 years, then been working as a contractor in combat zones the last five years.

While I have found that duplexes have better cash flow than SFRs in this area due to the taxes, I may look towards 3-4 unit properties to combat the taxes further -- 1 unit pays for taxes, another for expenses, and then another is straight cash flow.  

The only way to combat this is with a much lower purchase price, where your high cap rate and low basis can overpower the financing disadvantage, or with some type of supplemental financing.  

To combat this with either index you can ask the bank if they have adjustment caps.
