Hey Themis - I used a similar strategy in my first year investing in Cleveland, focusing on the BRRRR method with SFRs, and it worked well.

Unfortunately, while there are other methods to acquire investment properties, the reality is you need cash and reserves to plan and set up your investment portfolio accordingly. 

Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

It will be very difficult to cash flow in Austin using traditional LTR methods unless you put down a huge down payment.

Yes, there is meds, clean room, assorted staff, but really what is it we are paying that surgeon for?
