If you're looking at Cleveland from LA, everything probably looks like a great deal to you since everything out here is so cheap.

I worry about a renter with a good rental history being to cheap to put anything in but his grandmas avocado green range, cause it still "works".Not providing appliances in my area would also be a bad plan causing extended vacancies.

They buy up lots in nowhere that you can do nothing with and then act like they've been liquidated by the government so they can sell them off supposedly cheap.

Being cheap about repairs leaves you with unhappy tenants who will not take good care of the property because you don't.Send a licensed plumber ASAP.

.#8 I would consider your inspection cost a very cheap crash course in buying long distance investment properties. 

And investing in cheap homes is absolutely fool's gold. 

Protecting yourself from any future issues will require a good understanding of the situation your house is in when you buy it.Tl;dr: crime here is relatively low, declining population numbers don't take students into account, properties are cheap, rents are high BUT be careful where you buy.This concludes my TED Talk, ha!
