I think in this environment lenders are changing requirements, guidelines, and product availability daily.

Sad that NY isn't taking advantage of expensive hotels to get most of the US traffick to stay on US side and just do a day visit to Canada side and come back.I don't know why small towns change their STR rules and make restrictions.

This is changing in Oregon as @Jay Hinrichs mentions.

The market has been incredibly robust the last few years and I don't see that changing anytime soon especially as mortgage rates continue to decrease.

We are now doing short term rentals but we're thinking about changing to a small wedding venue. 

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.  

STR markets are tough and change fast, best of luck!

I have had inspectors look at rooms on renovations that were not permitted (we weren't even doing work in the rooms) and asked that certain changes to be made to bring the room up to code (it was minimal).

The only downside with SC is the LTR pricing will be rough if you have to change course, so buy with that in mind.
