There is a solid community of very nice people of all walks of life who have relocated to CH - a lot live by the park / train (crescent / van sic)They do complain about the constraint noise.I live in Woodhaven further up and it's very underrated - further out but closer to rockaway and elmhirst via Woodhaven Bld.

I like to work backwards:[list]Connect and identify buyers first (wholesalers/flips, rehabbers, etc) Make a profile sheet on each investor (I have a great one email me for it)Have a solid option or aggrement with right to assign (got one each those too)Then seek, find and $$cha ching[/list:u]Hope that helps :wink: ....

If the neighborhood is really desirable, you can probably still come within a couple hundred of what a similar unit with CHA rents for, make your rent money over the next year, then budget it into the mix.
