Multi-family properties typically draw transient tenants, singles or couples without children, who stay only 1–2 years and cause moderate to serious damages.

Despite the risk of losing their Section 8 status, tenants rarely pay their share.There is likely to be significant damage caused by Section 8 tenants.

But I have no problem actually paying them, cause I made so much money.  

The only way you're going to know about the cause one way or the other is to have a plumber inspect and troubleshoot.

More states are creating "just cause" eviction laws, essentially stating the landlord must allow the tenant to remain in the property except for a few specific situations.It won't end well.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

HOAs cause a lot of headaches for investors as their mindset is usually different.

This is one cause of the $**** that can happen.

Instructing or deliberately causing a borrower to sign business-purpose loan documents when you know the money will be used for consumer purposes has always carried civil liabilities.
