LTV & Equity Contribution: How much additional capital are you willing to invest, if any, given the property value?

My biggest issue is that I’m using personal funds as owner contributions to these accounts and money moves from account to account on a consistent basis, so I’m trying to be diligent in proper accounting. 

This is derived from the amount of equity we can contribute as the sponsor and the amount of equity we know we can comfortably raise in a 90/10 structure.

So far, I've only had one tenant leave (in addition to the horrible one that I refused to renew) and that was because she started making enough money that Section 8 was no longer contributing anything.  

I'm looking at a mixed-use property (cafe on bottom floor, 2 apartments above) with an asking price of ~850k.

*Remember taking a loan and misrepresenting the loan as your down payment contribution is not raising LP equity and seems to be how many are trying to get around the down payment requirements.
