This is my first post on here and excited to share my real estate investing journey with the best partner in the world, my wife.. we are looking into buying our first investment property via hard money.

Great interior pictures and someone does a drive by and exterior is in poor shape, no one in buying it. 

I am now looking to buy my second rental but I have been looking at single families because the deals seam to be decent. the prices are surprisingly cheap over there for a single family averaging about 200k.

Mario, instead of focusing on "20 properties" I would buy fewer but better properties.

Jack and Jill homeowners have to pay off their mortgage and buy again, so aren't good SF candidates.All of my SF buys have been from tired landlords that owned free and clear.
