Understanding your goals before buying is key to determining what type of land to buy and how to use it.

Until you have $1 million or more in equity and really understand how to use an LLC, I recommend you just buy an umbrella insurance policy for $1 million.

So I ended up finding houses to buy near bases in the US, and settled on doing LTRs in Texas.  

You can buy a SFR to live in for 12 months & then convert into a rental.

As you buy more, that will change. 

The main difference is that you don't borrow "money ", but instead buy the property from the lender over 360 payments, and the price of the property is marked up - this is the "profit" they charge.

;-)For Buy and hold, $10k isn't going to get you very far.
