It's always rough when you rent to one person, then there is a break up and you get stuck with the worse tenant, and from my experience it is ALWAYS the worst tenant that you get stuck with.....Good luck - I know that wasn't much help but I feel for you.

I probably should have wrote a follow up book to J Scott's on it.Basically, the best way to do it is to break up the home into sections and know what each section costs (or figure it out in detail later).
