Markets, Personalities, Age (I too have been around for a while...with a birthday coming up still this month), goals, financial situations both current and changing, are just a few things that push/pull all of us in the direction(s) we take.I talk about leverage, but that is only a part of an overall plan.  

Coming up on my 60 birthday, so I would like to explore more passive investment options including (1) Hard Money Lending, (2) Private Money Lending, (3) Buying and Selling Notes, (4) Syndication or even, (5) Tax Lien Certificates. 

Are there strong cash flowers that can be gotten in decent neighborhoods that you would be proud to live in?

Mostly renting it out to schools/leagues/teams or having birthday parties for now.  

Any realtor will tell you it isn't evenly distributed; some lenders it's down in the single digits (we find ourselves invited to their birthday parties...), others it's over half.
