from talking to you privately, i know you're a highly motivated and ambitious youngster (much like someone else i know)....this almost killed me at the beginning of my career however, bc i was such an eager beaver...make sure to control those little extra's, as there'll be plenty, control the rehab costs, and control your contractors!!!

No offense intended but California laws stink for landlords, it is a dam hard state to start real estate in.
