And that’s why it important for both parties to be represented by legal counsel.Look, I’ve done too many successful subject to and wrap transactions as both buyer and seller to believe that Subject to” transactions are somehow inherently bad.

A "miserable corporate job to no where" isn't all that bad - health insurance benefits, 401k matching, probably some sort of discount stock purchase plan, stability, lenders like it.
