In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.

Automatic transaction entry and reports per property and per expense category. 

Even a poor score isn't an automatic disqualify for me.

@Lenn Lin so no, filing a lien does not automatically put the deed in the LLC name. 

It just takes an extra step out of the bookkeeping when you automatically know what property it's associated with.

Just because "the seller has dropped the price $20K" doesn't mean that it's automatically a sound deal for an investor.

In my experience the governmental liens don't drop off with the sale so depending on where the properties are you can have issues with city liens like mowing, cleanup, demolition, etc.IRS so far has not been an issue for me....and I have bought property with IRS liens, but it is nice to know if they do have IRS liens.So far I have not purchased anything with lender liens on them....everyone says those get wipe out, but I can't believe that is automatic.
