I performed the BRRRR on one property with the intent of attracting an elderly couple (which I did and they love the place).

Class A properties are going to cost you more, have lower cash flow, yet be more attractive to a higher quality tenant base.

We have a lot of more urban units in Tampa that attract mostly Airbnb (maybe 85-90%) and they book close in, often same day. 

So path of progress.. took till 2020 until development happened around me and that unbuidable property I paid 28k for I sold for 2.2 million to a developer..

The high end is the 20 or so co ops on 5th Avenue or Park Ave (one is on East End Avenue) that require liquid assets of $100 million + to gain board approval.  

A skilled property manager understands tenant segments and their behaviors, which helps attract reliable renters.

Beachfront or properties near attractions tend to perform best.Mid-Term Rentals (MTRs): These are gaining traction, especially with traveling nurses and remote workers.

Not only does it hurt the returns, it is a very attractive target for ambulance-chasing lawyers and title fraud.  

Moreover, the government has made it very clear that it wants to attract foreign investment and a measure like that would be totally counter-productive and downright dangerous and negative for the country and it's the economy.
