These days, a couple of things seem to be affecting how and where college age students are attending classes.

I'm looking at Nevada - property tax rates are low and there's lots of appreciation.I'd recommend attending local meetups so you can talk with investors who buy in CA as well as OOS and ask lots of questions.

Attend one of these trainings to understand the bid process, there is some nuance as to how the final minute of bidding can be managed, which can be good info to know should bidding be competitive.My attorney has recommended that a writ of possession be filed for any property purchased at auction.  

Despite making six figures and I do as well, supporting a family and living in the Bay Area quickly drains that.My advice is to attend as much meet ups as possible to network.

I highly recommend attending real estate networking events to meet more people is this space and pick their brain and learn more from their projects and see what is working and what is not.

I also attend a lot of the investor meetups from New Orleans to Baton Rouge to South Mississippi from the Coast to Hattiesburg.
