But it's a 3/2 and I think I could rent it for $1000-1200, has a lot of NEW things already in it (AC/heating, kitchen cabinets, appliances, flooring) but bedrooms need to be finished remodeling. 

This warning of mine was WRONG: 1st warning: the stay must be finished in 2024.

There are plenty of jobs and opportunities if you know where to invest and where not to. 1.5 rent to market value ratio is pretty attainable and closer to 1:1 in nicer areas.

Scott,  @Steve Vaughan is  one of my all time hero's on BP and someone I think gives the absolute best advice on a realistic methodology for attaining this mystic financial freedom from RE .

This could be adding a second bathroom, finishing basements, or updating kitchens.  

There' s a buyer who will credit me the value of the lots towards a finished and tenanted property in their inventory.  

The cost segregation studies that typically yield the highest credits and deduction are for properties valued at $150,000 or more or that have lots of added features such as components to operate or high-end custom finishes.

I think they could not wait to finish my project and be done with me.
