Does a former Owner's heirs come out of nowhere and assert a right over the property?   

A lot of foreclosure work is done fast and furious and it's not unheard of that a lien holder was not properly served in the foreclosure process and can later assert a claim.

You have made three assertions of fact: (i) good area, (2) rents below market, and (3) tenants wanting to renew their leases. 

Dear BP Indianapolis Real Estate Community,I would be interested to hear if anyone has a view/opinion (pro or con) on this week's article in the Indianapolis Business Journal (see below), which asserts that the neighborhood near/at Capitol Ave & W 16th stands to benefit appreciably based on the recent announcement by IU Health to consolidate some operations near/at Methodist Hospital.  

They'd have to be assertive enough to deal with tenants if something goes south, yet friendly and personable especially for showings. 

It's funny, when I was an agent, I would be extremely assertive and creative in putting together deals for my clients - but when it is a deal for myself, I freeze up and come up with every reason under the sun why it might not work.

I disagree with those that assert it, but there are very legitimate people whose reading of the law say it is required.I will tell you what is required by law though....if you want to see a property that is listed from my brokerage, and you want me to represent you...then I must have a written buyer/agency agreement with you.
