You are already paying someone else's investment by paying rent into an apartment, start paying your own rent on your own investment with the help of room mates and tenants.

I feel this is a little benefit that helps set me apart from other landlords in my area.

While I haven’t chosen a specific niche yet, I’m leaning toward purchasing a multi-unit apartment where my 20-year-old son could live and help manage while we rent out the other units—essentially a form of house-hacking.So far, I’ve connected with a few real estate agents and gained MLS access, which has been a great starting point.

Large deposits are nice, but very difficult to actually get access to escrow funds in the event of default.

I signed up for something on Ron LeGrand's web-site (the free access portion).

I read on Lee Arnold system . com that joining the inner circle gives access to up to 100% financing on residential loans including Property Purchase Price + Closing Costs + Rehab Costs if that amount is 65% of the after repair value (ARV) as determined by a third party appraiser.  

If you pay off your mortgage (which is a good interest rate), you will likely burn through that cash flow as it is more accessible, AND that money isnt working for you anymore (unless you reinvested it).  

I haven't taken it, but would assume it was at or near their best stuff...the inability to ask the specific questions you had might have taken a part in that.
