The rental had ratty furniture, a record player prominently featured in the marketing but it had no speakers, missing basics items in the kitchen, lots of drunks in the concrete hallways that reverberated right into the bedroom at 2am, a strong odor of urine outside, and more.We have super hosts in this forum that have hundreds of 5-star reviews and are masters of the craft, but I look at their rentals and see they don't have any artwork on the walls, decor is basic, they do nothing to make the guest feel welcome, etc. 

MLS has it as a single family residence, 3 bedroom, 1.5 baths (actually has 2.5 baths), approx 1500+ sqft, 9k+ lot size, 2 car garage, back yard. 

Many families looking for 4 bedrooms usually want at least 1.5 baths.

My question is I haven't raised my two bedroom rents at all because they are close to market value in my area. 

The idea here being you buy a 3-4 bedroom house near your practice facilities--and renting the extra rooms to your teammates. 

What we do to make up for it is create a private bedroom listing to hit a different target audience to fill in some of those vacancies.

Also has room for adding another bedroom, and an above garage apartment making it a 3k/month property after some sweat and it's rented out. 

Both units are 2 bedroom and 1 bath.

I have two 3 bedroom places, mostly families coming in so those romantic packages wouldnt be that popular.
