There is allot of research involved to locate the owner buy it is usually worth the effort.

I am hearing allot about it and what's you view on it postive and negative.

Allot of toledo is a war zone so please be careful where you pick.

Right now I am juggling real estate, a full time demanding job, and kids, so I have to be really careful about allotting/balancing my time.

To do it right, plan well and schedule the contractors carefully so the timing works out for the tenant and so you can get the job done in the time allotted.

my experiance in the industry is mostly on the management side. i have worked as a project manager/general contractor for my familys house flipping business for about four years, i was responsible for all of the renovations of the propertys and i was also involved in the management of the rental properties.i have also managed construction projects for investors here in brooklyn.currently i am working as an agent in brooklyn real estate firm. i also just invested in a multi family building (16 units) but only as an investment so i didnt gain allot of experience from that since i was only a small partner in that venture. i have a good understanding of the real estate industry and i am trying to learn more about the finacial aspect of it since that is the area i have less experiance in.

Thanks Justin - That is what I was thinking as a way to  eventually get money into a solo 401K - to open a self directed IRA now, so I/we can get money into it for last year - which I believe would be a max of 6500 for me and possibly anything left between the 6500 amount allotted for my wife minus whatever she had already put into her 401K.

I use it more for my investments but i have made some money with it and saved allot with having it.

For example, you may have a 100K allotted for rehab, if you tell them that, of course their gonna find a way to spend that money.

I have done allot a research in real estate education and have a little bit of knowledge in many different areas.
